Is a villa complex in Greece a good investment?
That depends on how you plan to use it. The club could suit a residential community, long-term lets, or a wellness or retreat business built around its gym, hot tub and physiotherapy rooms. Each use has its own rules, costs and licences, so take advice from a Greek lawyer and accountant before you decide.
Two points worth knowing, as of November 2026. Long-term leases in Greece run for a minimum of three years (see our long-term rental guide). And homes bought through the Golden Visa cannot be let short term, so an investor who needs the visa should plan around long-term use. Our buying guide has the details and sources.
Built and cared for by ELD
ELD has been building and selling homes in Kefalonia since 1991. The family is known for American timber-frame construction using certified lumber imported from the United States, and ELD says its homes are designed for up to 60% energy savings compared with conventional building. Ask us how this particular house was built, and for its insulation, heating and energy details.
ELD also offers property maintenance and year-round security services, which matters for a complex of this size. Ask us what support can continue after a sale.
The setting: Livadi and the Paliki Peninsula
Livadi is a village on the bay just north of Lixouri, the main town of the Paliki Peninsula. Lixouri has shops, tavernas and services, and a regular car ferry to Argostoli, the island capital.
The area is surrounded by olive groves and fields, with Paliki beaches such as Xi and Petani a short drive away. The same family also runs ERVClub Villas, a holiday villa in Livadi (ervclubs.com).
